Want to Review the HOA Declaration?The Declaration of Convenants, Conditions and Restrictions for Sunset Ridge Homeowners Association, Inc. is now available to download from this site. Simple scroll down to the bottom of this page and click on the last drop-down menu. The 90-page document has been broken down into 14 .pdf files (01-14). Additionally, Architectural Review Board Applications, Gate Access Forms, and HOA Dues Payment Forms can also be downloaded from this menu.

Sutherland Management Company, Sunset Ridge's Property ManagerManagement control of Sunset Ridge has been delegated to the Sutherland Management Company out of Apopka. They ensure that the covenants, conditions and restrictions of our Homeowner's Association Declaration are enforced. They also manage all the finances associated with our community including the collection of HOA dues, payment of utility and community maintenance bills, and collection of fines. In addition, they also coordinate repairs to common areas should the need arise (i.e. gate repair, replacement of landscaping, etc.). A complete summary of Sutherland Management's scope can be found on their website at the link below and by referring to our HOA Declaration Bylaws, Article IV, 15 (c). Trash PickupCollection days for household garbage are Monday and Thursdays. The crew comes early (~6am), so consider placing your cans by the curb the night before. Remember, you may place your garbage out as early as 5pm the day before pick up, but the cans must be put away the day of collection - empty cans cannot be visible overnight.
Curbside recyling is on Thursdays. You may recycle paper and paperboard (including newspapers, magazines, telephone books, junk mail, office paper, flattened boxes, etc. except food contaminated or wax coated paper), glass containers (clear and color), plastic containers (#1 through #6 - number on botton of container), steel cans and alluminum cans. If recycling paper, bundle it with a string or place it in a paper or plastic bag.
Yard waste collection is on Wednesdays. If you have bulky or appliance items, call (863)665-1489 to schedule a pickup. -
Lawn WateringPolk County is one of 16 counties in the Southwest Florida Water Management District. Sunset Ridge is in the Polk County Northeast Regional Utilities Service Area. On April 12, 2004, Polk County imposed Emergency Water Shortage guidelines for lawn watering in Northeast Polk County which are more strict than SWFWMD's guidelines for the rest of the district. In Sunset Ridge, you may water your lawn one day per week, either between the hours of Midnight and 10 AM or between 4 PM and Midnight (not both). Please check your automatic sprinkler systems to ensure you are watering on these prescribed times. Our community Declaration requires that all 'landscaping shall be maintained by the owner in first class condition and appearance and....watering...shall be performed by the owner' (Article VII, paragraph 21). If you are watering weekly as allowed and you still have dead/dying patches of vegetation, considering consulting with a pest control company for recommendations (especially if you have a chinch-bug attracting St. Augustine lawn).

Polk County Noise OrdinancePolk County's Noise Ordinance outlines steps residents should take if they are disturbed by noises (loud music, etc) per the guidelines set forth in the ordinance. Residents of Sunset Ridge may also contact our management company, Sutherland Management at (407)774-7262. A date and time of the occurance as well as physical address of the location of the disturbance is required. For immediate assistance, residents may contact the Polk County Sheriff's Department at (863)533-0344.
